Sourcing
We discuss your goals, then view and appraise properties on your behalf. Once we find the right one, you approve the deal — we only proceed when you’re happy.
Purchasing
We guide you through securing the mortgage, completing surveys, and legal due diligence. We handle the admin and liaise with all parties to get the deal done.
Refurbishing
Once the purchase completes, our team upgrades the property to rental standard. You’ll receive regular updates, before & after photos, and a smooth handover.
Renting
We work with agents to find and vet tenants. Two weeks after move-in, we close off the project, return any unspent funds, and discuss your next steps.

How much money do I need to invest in property?
The properties we typically source range from £120,000 to £160,000, which means you’ll need around £60,000 to £70,000 per property to cover the deposit, fees, and refurb costs.
If you’re looking to build a portfolio, our 3-property and 5-property packages offer great value:
3-property package: from £180,000 to £210,000
5-property package: from £300,000 to £350,000
These packages help spread your risk and increase your returns — in fact, the rent from just one property often covers the mortgage payments across all three.
What kind of properties do you source?
We tailor each investment to your needs, but most of the properties we source are 2 or 3-bedroom freehold homes with gas central heating and double glazing — solid, traditional homes ideal for families.
We focus on established residential areas where owner-occupiers are the majority, rather than investor-heavy zones. Why? Because these areas tend to grow in value faster — families are often willing to pay more for good schools, nice streets, and homes they genuinely want to live in.
All properties we purchase are existing homes, typically 40 to 80 years old — never new builds or off-plan deals. This gives you better value, more reliability, and proven rental demand.
Who owns the property?
You do.
All properties are purchased in your name or under your limited company, depending on what suits your strategy best.
We don’t pre-purchase and mark up properties, and we’re not a property club or syndicate. You retain full ownership and full control — we simply manage the process on your behalf.
Why should I pay you to find me a property?
Simple: expertise and time. We’ve done this over 150 times and know how to avoid common (and costly) mistakes.
If anything goes wrong — even years later — we’ll still be on hand to help. Ask yourself: is it worth the risk of getting it wrong alone?
Should I buy in my personal name or through a limited company?
This depends on your tax position, long-term goals, and how you want to extract profit. As part of onboarding, you can speak to our accountant for tailored advice — and we’ll help set up a limited company if needed.
Why invest in the North?
Cities like Leeds and Sheffield offer strong rental yields and long-term capital growth potential.
Compared to the South, Northern cities still have room to grow — which is why we invest our own money here too.
Should I choose a repayment mortgage?
Repayment may seem like the default, but interest-only can free up cash to reinvest elsewhere. Your age, risk profile and long-term plan all matter — we’ll walk you through it with our Mortgage Advisor.
Should I buy with cash or a mortgage?
It’s your call, but mortgages can maximise your returns. £60k can buy one property in cash — or form the deposit on three. That means more rental income and more capital growth across your portfolio.
