1. About This Policy
This Cookie Policy explains how Lifestyle Property People Ltd, trading as Lifestyle Property Group ("we", "us", or "our") uses cookies and similar technologies on our website at https://lifestylepropertygroup.co.uk.
It should be read alongside our Privacy Policy, which explains how we handle personal data more generally, including how long we keep it, who we share it with and your rights.

2. What Are Cookies and Similar Technologies?
Cookies are small text files placed on your device when you visit a website. They let a site recognise your device, remember your preferences and understand how the site is used.
We also use similar technologies that work in comparable ways:
- Pixels and tags: tiny pieces of code, often invisible images, that record that a page was loaded or an action taken. The Meta Pixel is an example.
- Local storage and session storage: areas of your browser where a site can store data. These are not technically cookies but do store information on your device.
- Software development kits (SDKs) in embedded third-party tools.
- Server-side tracking: where information about your visit is sent from our server to a third party such as Meta, rather than directly from your browser.
Throughout this policy, "cookies" covers all of the above.
3. Our Legal Basis for Using Cookies
Under the Privacy and Electronic Communications Regulations 2003 (PECR) and the UK GDPR:
- Strictly necessary cookies can be set without your consent, because the website cannot work without them. We still tell you about them here.
- All other cookies, including analytics, functional and advertising cookies, are only set with your consent.
We do not set non-essential cookies before you make a choice. Non-essential scripts are blocked until you consent through our cookie banner.
You can accept all, reject all, or choose by category. Rejecting is as easy as accepting, and we do not treat rejection as consent.
4. Cookie Categories
4.1 Strictly Necessary
Required for the site to function, for security and for load balancing. These include cookies that remember your cookie choices, protect against automated attacks and keep form submissions secure. These cannot be switched off.
4.2 Functional
Remember choices you make, such as previously entered form details or an embedded booking widget's state. Switching these off may mean parts of the site do not work as expected.
4.3 Performance and Analytics
Help us understand how visitors find and use the site: which pages are viewed, how long people stay, where they came from and where they drop off. We use this to improve the site. Analytics data is aggregated wherever possible.
Session recording and heatmaps. With your consent we use Microsoft Clarity, which does more than count visits. It records a replay of your session, including mouse movement, clicks, taps and scrolling, and combines this with other visitors' sessions to produce heatmaps showing which parts of a page get attention.
- We use this only to find and fix usability problems, such as a form people abandon or a button nobody notices.
- Text you type into form fields is masked so it is not captured in the recording. We do not use session recordings to read your enquiry details.
- Recordings are held by Microsoft as our processor and are automatically deleted after 30 days.
- If you would rather not be recorded, reject analytics cookies in our banner and no session recording will take place.
Note that Clarity also sets the MUID cookie, which Microsoft uses across its own services including for advertising. You can manage that through Microsoft's privacy dashboard, linked in section 9.3.
4.4 Advertising and Targeting
Used to measure our advertising, avoid showing you ads you have already acted on, and build audiences for future campaigns. These cookies can track your activity across other websites. See section 6 for more on Meta specifically.
5. The Cookies We Use
Verification note for internal use: the table below should be confirmed against a live cookie scan of the site before publication, and re-checked after any significant site change. Durations set by third parties can change without notice.

Google Analytics 4 is in use on this site today. It loads only after you consent to analytics cookies. We also use Google Consent Mode, which starts with all storage denied, so no analytics or advertising identifier is stored until you consent.
Advertising and Targeting
_fbp and _fbc are in use on this site today. They are set by the Meta Pixel, which loads only after you consent to advertising cookies. If you reject advertising cookies, neither is set.

6. Meta Pixel and Advertising Measurement
With your consent we use the Meta Pixel.
- The Pixel records actions you take on our site, such as viewing a page or completing an enquiry form, and reports them to Meta.
- It sets the _fbp cookie, and _fbc where you arrived from a Meta ad. Neither is set unless you consent to advertising cookies.
- Meta may match this activity to your Facebook or Instagram account and use it for ad targeting, measurement and audience building.
- For some of this processing, we and Meta act as joint controllers. Meta's own privacy information is at https://www.facebook.com/privacy/policy.
To control this: reject advertising cookies in our banner, and use the ad preferences and "Why am I seeing this ad?" controls in your Meta account.
7. CRM and Marketing Automation Tracking
Our enquiry, booking and brochure forms are strictly necessary. They are hosted by GoHighLevel and load whatever your cookie choice, because you are using them to contact us at your own request. They set one security cookie, __cf_bm (Cloudflare, bot protection, 30 minutes), which is exempt from consent.
We use GoHighLevel (HighLevel Inc) as our CRM and marketing automation platform. Where you consent to advertising or analytics cookies, it may record which pages you visited and which marketing source brought you to us, and link that to your enquiry once you submit a form.
Email tracking. Our marketing and nurture emails may contain a small tracking pixel that tells us whether the email was opened and which links were clicked. We use this to understand what content is useful and to stop sending to people who are not engaging.
To stop email tracking: set your email client to block remote images, or unsubscribe using the link in any of our emails.
8. Third-Party Cookies and International Transfers
Some cookies on our site are set by third parties, including Google, Microsoft, Meta, Cloudflare, Calendly and HighLevel Inc. We do not control these cookies, and those providers process data under their own privacy policies.
We use Google Tag Manager to deploy and control these tags. Tag Manager does not set cookies itself, but it is the mechanism through which the analytics and advertising tags described above are loaded, and it is where your consent choices are applied.
Several of these providers are based outside the United Kingdom, mainly in the United States. Consenting to their cookies may mean data about your visit is transferred internationally. Where we are responsible for such a transfer, we rely on the safeguards set out in section 12 of our Privacy Policy.
9. Managing Your Preferences
9.1 Through our website
Use the Cookie Settings link in the footer of every page to review or change your choices at any time.
We will ask you again after 12 months, or sooner if we make a material change to the cookies we use.
9.2 Through your browser
You can also block or delete cookies in your browser settings. Be aware this affects all websites, not just ours, and may stop parts of our site working.

Note: we do not currently respond to browser "Do Not Track" or Global Privacy Control signals, because there is no agreed standard for how sites should handle them. Use our cookie banner instead, which we do act on.
10. Withdrawing Consent
You can withdraw your consent at any time, and it is as easy to withdraw as it was to give. Use the Cookie Settings link in our footer.
Withdrawing consent stops further cookies being set. It does not delete cookies already on your device, so you may also want to clear cookies in your browser. Where a third party already holds data about your visit, contact us at info@lifestylepp.co.uk and we will help you make a request to them.
11. Changes to This Policy
We may update this policy to reflect changes to the cookies we use, our website or the law. The current version is always on our website and the "Last Updated" date shows when it last changed.
We review this policy at least every 6 months against a live scan of the site.
