Around six months from onboarding to rent in your account. We cap new projects at ten a month so every client gets the same standard of sourcing and delivery.

Do I need the full £75k on day one?

No. Only the £13,995 service fee is due upfront. About 80% of your funds aren't needed until months five to six. See the pricing section below for full details.

What kind of property will I get?

What kind of properties do you source?

We focus on terraced and semi-detached buy-to-let homes in proven rental areas of Leeds and Sheffield, typically requiring some level of refurbishment to unlock value.

Who owns the property?

You do. The property is purchased in your name or in the name of your limited company. We act on your behalf throughout the process.

Why should I pay you to find me a property?

Our fee covers a full end-to-end service: deal sourcing, refurbishment management, legal and mortgage coordination, and tenanting. For most investors, the time saved and the access to vetted deals is the value.

Should I buy personally or through a limited company?

It depends on your wider tax position. We can talk you through general considerations but always recommend taking independent tax advice.

Why invest in the North?

Lower entry prices, stronger rental yields, and ongoing regeneration in cities like Leeds and Sheffield create a more favourable investment landscape than many southern markets.

Should I choose a repayment mortgage?

Most investors use interest-only for cashflow flexibility. The right choice depends on your goals · we'll explore both with you.

Should I buy with cash or mortgage?

Mortgaging typically improves cash-on-cash returns and lets you scale. Cash purchases simplify the process. We model both scenarios for you.

What are your fees?

The biggest reform to the private rented sector in a generation came into force on 1 May 2026. Assured shorthold tenancies have been replaced by periodic tenancies, Section 21 has gone, and the new PRS database rolls out from late 2026.
